With its advanced network of roads, its high-speed telecommunications links, its wide range of top-class business accommodation and building plots which are connected to all public services, Belgrade offers an environment which is conducive to successful business.

TRAFFIC INFRASTRUCTURE

Investors in Belgrade have direct access to international motorway E75 which makes up a part of the European traffic Corridor 10 linking Central and Southern Europe with the Middle East. New capital projects aimed at improving the transport infrastructure in the capital are planned for the next few years. These include the construction of at least two new bridges over the rivers Sava and Danube as well as the completion of the Inner Major Road Half-Ring project which is expected to considerably improve traffic flow in Belgrade.

Transport of goods is also possible by river thanks to Belgrade being on the banks of two navigable rivers – the Danube and the Sava. They form an integral part of international Corridor 7, which connects all the countries along the Danube from the North Sea to the Black Sea, through the Rhein-Main-Danube canal system.

Nikola Tesla International Airport (www.beg.aero) is located 18 km from the centre of Belgrade and occupies an ideal position at the junction of the main air corridors. A large number of international carriers use Belgrade Airport for a large number of direct flights and transit flights.

TELECOMMUNICATIONS INFRASTUCTURE

Even the most exacting business users in Belgrade can find the internet services which best meet their needs. Amongst the packages offered by Internet providers are the following high-speed connections:

  • ISDN/ADSL: from 128 to 1536 Kb/s;
  • cable: up to 5 Mb/s;
  • wireless: up to 2 Mb/s;

OFFICE ACCOMMODATION

At this moment Belgrade has about 270,000 m2 of Class A and B office accommodation available, of which 145,000 m2 falls into the top class. As a result of intensive property development, rentals have fallen in the last year and at present are from 16.5 to 22 euros per m2 for class A and from 11 to 17 euros per m2 for class B. The majority of modern properties are in New Belgrade (Novi Beograd) which has in recent years developed into the business centre of the capital.

BUILDING LAND

Building land in public ownership can be leased from the town for a period of 99 years. In the majority of cases building land is leased through public auction, for a fixed premium or for regular monthly payments.
